If you live in Northern California or Western Nevada, you may have already heard about three exciting real estate development projects announced for the area. These highly-anticipated builds will give a desirable boost to local business and tourism.
A Mixed-Use Project at Roseville Junction
Less than a 30-minute drive north of Sacramento along Interstate 80 is the community of Roseville, the largest city in Placer County. Roseville has grown by leaps and bounds over the past three decades—it is a major shopping hob in the Sacramento metro area and boasts the second-largest mall in Northern California, the Roseville Galleria.
Soon, Roseville will be gaining a significant new mixed-use development. Called Roseville Junction, the project includes two brand-new hotels, three restaurants, a sports and entertainment complex, and a beautiful outdoor space for community gatherings. LRE & Companies and American Hospitality Services, Inc., are leading the project.
While the restaurants and hotels are currently under negotiation, plans for provision of food and drink at the outdoor venue are quickly materializing. Partnerships with a well-known Northern California brewery, Fieldwork Brewing Company, and Social Connection will ensure the availability of delicious food and beverages.
Small cities thrive when they have welcoming gathering places that are family- and pet-friendly. With this new complex, Roseville neighbors and visitors can look forward to playing a game of pickleball on one of 10 courts, celebrating family occasions with a wood-fired Neapolitan pizza, ordering up tacos from their phone at a sporting event, attending a music concert at the modern auditorium, and more.
Roseville Junction’s location near both Interstate 65 and Interstate 80 will make it accessible to almost all communities in Placer County as well as Sacramento. With several other retail centers close by, including the Galleria, The Fountains, and Creekside Town Center, Roseville Junction promises to enhance and expand what’s already a major regional shopping destination.
Placer County has six incorporated towns and cities over a 1,506-square-mile area. It’s one of the fastest-growing counties in the state of California, with a population of 390,000 and 13,000 individual businesses. Placer County stretches from the Sacramento Valley to the shores of Lake Tahoe, encompassing rolling foothills, vineyards, forests, rivers, and alpine peaks. This natural landscape is a vacationer’s paradise, and accordingly, Placer County attracts 1 million visitors annually.
Roseville is the retail and service hub of Placer County, and is also home to more than 80 parks and recreation facilities. It boasts a Mediterranean climate and more than 250 days of sunshine year. In 2008, Roseville was named by CNN Money among the top 100 best small cities in the U.S.
High-End Hotels for Woodland
Another noteworthy Sacramento-area development led by LRE & Companies and American Hospitality Services, Inc., is planned for the town of Woodland in Yolo County. A groundbreaking ceremony has already taken place at the site of two future upscale hotels in the city’s downtown core. A Home2 Suites by Hilton will house 95 rooms at 441 Douglass Lane. On the same building site, a 109-room Courtyard by Marriott will front 1981 East Main Street. As such, the two properties will increase the city’s hotel capacity by more than 200 rooms—a significant addition. Moreover, the two properties will be the only upscale and extended-stay hotels in Woodland.
Both accommodations will be situated within a short walk of Woodland’s historic downtown, giving guests easy access to great shopping, eateries, and night life. The site’s location near the freeway will also make the hotels accessible to travelers. It’s anticipated that the two properties could be booking as early as December 2023, and that means vacationers will likely be able to watch the Woodland Christmas parade that attracts an impressive 30,000 onlookers each year.
Woodland has a population of 61,032 and is located 15 miles northwest of Sacramento. In a Daily Democrat article about the groundbreaking ceremony, Yolo County Supervisor Angle Barajas noted that these hotels are needed, as Woodland has a low hotel vacancy rate. He described the project as a “win for everyone.”
A 13-Acre Mixed-Use Project in Western Nevada
Most recently, LRE & Companies announced plans for a mixed-use development project over the state line in Nevada. Fernley, one of the state’s fastest-growing cities, will be the site of a large, 13-acre mixed-use project that will include industrial, hospitality, and retail space. The Fernley Promenade will encompass quick-service restaurants, 16,000 square feet of retail space, and a Home2 Suites by Hilton with 98 rooms, a swimming pool, and a fitness center, among other amenities.
The Fernley Promenade site occupies a strategic location about a half-hour outside Reno, at the intersection of several major transportation corridors: Interstate 80, U.S. Route 50 Alternate, and U.S. Route 95 Alternate. Other retailers in the area include Lowe’s and Super Walmart. Meanwhile, the small, but growing city of Fernley is home to employers like Tesla, Panasonic, and Apple; the Tahoe-Reno Industrial Center, the largest and most advanced data center campus in the world, is just 15 minutes away.
